Prepare before you leave
Ask for the essential information in advance so the visit is spent evaluating—not discovering basic eligibility.
- Confirm available configurations, approximate total budget, project phase and visit appointment.
- Carry your priority list, comparison sheet, phone charger, notes and a small tape measure.
- Plan enough time to see the neighbourhood as well as the sales gallery or construction site.
If several family members decide together, agree on the top five criteria before the visit.
Read the route and surroundings
The approach is part of the home experience. Begin observing several kilometres before you arrive.
- Note peak-hour traffic, junctions, road condition, public transport and the final approach.
- Look for daily retail, schools, healthcare, open spaces and active construction nearby.
- Check noise, odour, waterlogging signs, high-tension lines or other site-adjacent conditions.
Save a pin at the actual entrance; marketing directions may lead to the experience centre instead.
Inspect the proposed home
Separate visual styling from the underlying layout and delivery specification.
- Compare model-home measurements with the plan for the actual unit being offered.
- Check movement around beds, dining, kitchen counters, wardrobes and bathroom doors.
- Ask about orientation, daylight, ventilation, shared walls, shafts and the likely view from the unit.
Photograph only where permitted, and capture the plan and specification references alongside your notes.
Understand the whole community
Walk through how you would enter, park, receive visitors and reach amenities on a normal day.
- Locate tower access, drop-offs, parking, service movement, lifts and emergency routes.
- Ask which amenities belong to your phase and when each is expected to be available.
- Observe construction quality and progress where safe, authorised access is provided.
Ask how many homes will share key facilities; an amenity list alone does not show likely usage.
Record and compare immediately
Complete your scorecard on the same day while details and concerns are still clear.
- Write down the exact unit, quote date, inclusions, exclusions and validity mentioned.
- Score the locality, home plan, project, cost and confidence separately.
- List unanswered questions and request responses in a form you can retain.
Avoid comparing one project's brochure with another project's verbal pitch. Compare equivalent documents and facts.
